In the beginning it was the student apartments. This was followed by micro apartments, later serviced apartments.

The little ones are becoming increasingly important in the investment market. In the first nine months of this year, student housing and micro apartments for 1.6 billion euros in Germany were traded - these were one billion euros more than in the same period last year.

The offer has long been fanned out, the target group are no longer just students, but also career starters, commuters, singles. The developers also want to offer micro for the elderly soon. First start with senior-friendly homes and supervised living. Target group are the hard-working, who feel alone, want less living space, are traveling a lot. A pilot project of a developer is to be created in Aalen. It is planned to raise apartments between 28 m² and 40 m². the project developer uses a community manager and uses a smartphone app to network residents with each other and with the "caretaker".

The subject of micro-living is also a big topic in other European countries. The latest concept in terms of micro is "Coliving", a model of shared housing in the 21st century. Investments are to be made in the seven top cities in Germany and metropolises in Europe. Also interesting are the combination of communal living and co-working, since in the future there will also be an intersection between coliving and co-working.
