Micro-Living - the market for micro-apartments is growing

In Germany, more and more furnished mini-apartments are sold, which are hardly larger than a hotel room. Micro-Living Apartments are 20-25 square meters fully furnished lifestyle apartments, where every square meter is used optimally. This new type of temporary housing has long since expanded from the metropolises into booming middle-class cities. The modern apartments are considered one of the hottest trends in the German real estate market. Thanks to manageable investment sums, even normal earners can invest in a future trend for their old-age provision.

Two developments in the labor market that have fueled this development have been massively transforming our society for years and calling for a rethinking of what living in the 21st century means. On the one hand, it is the increased demands on workers in terms of flexibility and mobility that make them temporary nomads. Either they often have to move or commute between work and residence for a certain amount of time. On the other hand, because of the tangible shortage of skilled workers, employers are forced to offer applicants further company or location advantages, such as affordable company apartments in which they can stay temporarily or permanently.

The market for furnished small apartments has therefore been growing massively for years. The target group for micro-livings has long since expanded from students to commuters, managers, engineers, trainees and singles.

A key success factor for this modern form of living is its location, which is characterized by excellent infrastructure and excellent transport links.

Micro-Living in Landsberg am Lech / Kaufering

In Landsberg you will not find a single micro apartment at the moment. Local companies, which include some world-class publicly traded corporations, are facing increasing economic growth and are facing an unattractive housing shortage that is keeping needed professionals away.

The developer Inventus.blue has meanwhile assumed a pioneering role and last year launched the first Micro Living project at the highly frequented commuter station in Kaufering. It is only 6 minutes by train from Landsberg to Landsberg, 35 minutes to Munich Central Station or Augsburg and a few minutes by car to the motorways.

It is built for young people who want to live alone and stay in the region, for students, singles, active seniors, employees of large companies, commuters, etc. Just 2 minutes walk from the platform, 60 furnished apartments between 21 and 48 square meters, which sets new standards for this asset class. The goal is to combine functionality with well-being in the best possible way to meet the most modern requirements of around 22 square meters.

The clever interior design, designed by the architecture psychologist Klaus Kopp, brings "magic" into the apartments and, depending on the use of light and materials, creates varying room variations in the different room zones. These include the kitchen with dining area, living room with couch and table, sleeping with a wide bed and comfortable furnishings and a bathroom with walk-in shower. The company designfunktion from Munich has designed the furniture to make a simple one-room apartment an ambience jewel.

Another highlight is the layout of the buildings, which allows northeast entrances over arcades and a clear southwest orientation of all apartments. Thus, there is always light for an optimal feel-good character. The company Vilgertshofer Bau GmbH from Alling, known for its high quality of construction, will have completed the shell construction by the end of September 2018. In August 2019 the apartments will be ready for occupancy.

Investment with a future

This concept offers investors the unique opportunity to participate in this development. These profitable investments largely overshadow the rest of the housing market, as rental income and returns are much higher than for classic new-build housing.

The advantages in spite of higher rent are obvious: the tenant can move only with suitcase and laptop in a fully furnished apartment, saves high investment in equipment and enjoys the convenience, the comfort and the pleasant atmosphere with a rental period of usually 2-3 years. For many high earners this is much cheaper than staying permanently in the hotel.

Advantages:

Innovative high quality housing units with perfect traffic connections
    Sustainable investment
    Small investment size
Land registry secured investment in a tangible asset on the spot
Secured rentability in the long term by further increasing demand in the district as well as in the regions of Munich and Augsburg
    High appreciation potential

The commission-free sale of the apartments has been taken over by the company eigenwert GmbH, a subsidiary of Münchner Bank e.G.
