Mikrowohnung - Trend of the future, and not just in big cities like Berlin, Hamburg or Frankfurt? It almost looks as if this type of housing would be flushed out into the countryside by ever higher rents in the city. In Kaufering, however, there will soon be a building complex with 60 micro apartments - size between 22 and 27 square meters.

In the recent market council meeting, the Landsberger Peter Kerler of the company Inventus.blue was given the opportunity to present the project, after a short discussion, the municipal agreement was granted with 20: 2 votes. "Since today we are the official owner," said Kerler on the area on the Bahnhofstrasse in the immediate vicinity of the station building on which to build. Initially, terraced or multi-family houses had been in the consideration, both had turned out to be difficult, according to Kerler.
Two bike racks per apartment

So the idea was born with the micro apartments. Two south-west facing L-shaped buildings are planned. Garages had been a huge issue in the planning, ultimately, the decision was made to design an underground car park with 50 parking spaces. In addition, two bicycle stands are provided per apartment. The small apartments on the ground floor have a terrace, upstairs there are only French balconies. A certain percentage is barrier-free and the houses are soundproofed. There are community facilities such as storage and washing machine rooms, lifts.

Apartments are furnished
Another special feature of "micro living", as these micro-dwellings are called in the jargon, is the complete furnishing. It will not save, Kerler promised that the internals are solid. The client sees a great need for the apartments and estimates the planned Kauferinger plant due to the excellent connection to Augsburg and Munich, when asked. "As a monthly cold rent hover us 450 €," said Kerler on demand. In addition, all additional costs, an underground parking space is also not there. The requested option "buy as an investment" could not finally be answered by the developer. "We will definitely keep some of the apartments and rent them ourselves," he explained, "and certainly sell some as well".

Thomas Harbich (CSU) expressed great concerns about the construction project. Mayor Erich Püttner said that the construction was to be judged according to Article 34 BauGB and then 100 percent in order. "The system with 60 apartments in a confined space changes the social environment," fears Manfred Nieß and sees possible problems on the site. "At least you should have talked to the neighbors before and pointed out the building project."
