MICRO-LIVING: THE NEW STAR AT THE ASSET SKY

The project developer Inventus.blue develops 60 micro-living apartments in Kaufering near Landsberg am Lech, within commuter reach to the coveted cities like Munich and Augsburg and directly on the edge of the five-lake area. An investment that falls out of line in the region or is it perhaps already a pioneer? DEAL Magazine Chief editor Bernd Eger spoke with Landsberger Peter Kerler and Heide Groz, the two founders of Inventus.blue.


First, a question about the location. There are certainly many people who, although know Landsberg, but Kaufering they do not know. Please tell us why you are investing exactly there?

P. Kerler: In expanding Kaufering there is the so-called "main station" of my historic home town, which has only a small station with one platform. Landsberg and Kaufering are connected by only six train minutes. Thanks to its high quality of life and popularity, the entire region is known far beyond the borders of Bavaria and enjoys tremendous growth. Today more than 120,000 people live in the whole county.

H. Groz: From the Kauferinger station you can reach Munich main station in only 35 minutes and Augsburg in 38 minutes, which has made this location for years a massive commuter location. There are some companies with a world-wide reputation, which have settled here, such as HILTI, Rational, or the 3C Carbon Group.

Why have you chosen Kaufering for the Asset Micro-Living?

P. Kerler: That's quite simple. At this location there is a great lack of precisely this kind of apartment size for very diverse target groups. On the one hand, we are thinking of approximately 60,000 students from Munich and Augsburg, some of whom have already targeted Kaufering. Paying a lower rent for 35 to 38 minutes of railway makes our location more interesting than some overpriced "still Munich city area" situation with 55 S-Bahn minutes and more. Who we also have in mind, of course, are commuters who start daily from Kaufering to Munich and Augsburg. We also consider the apprentices or guests of the companies in the county and the national as well as international employees of the large enterprises, which are appointed on the spot for months or years.

H. Groz: Another target group is our local youth. As in many smaller or rural locations, young people are often forced to move away since they cannot find anything affordable for living. Think of all the young adults who want to leave the parental home for the first time and start an education. Not all school leavers go to the big city. Many want to stay close by, but they do not find an adequate housing situation despite the large number of training places available. If we can offer solutions for this, the growing demand for trainees in the local companies could be covered more. If future researchers are to be believed, municipalities will be increasingly challenged to make it more palatable for their youngsters to stay through modern living space concepts.

When I look at the market, a lot of micro-living apartments have emerged in recent years. Are you jumping into the boat, or stand out of the crowd?

P. Kerler: We have accumulated almost 30 years of experience and know each asset class. Our company name "Inventus" stands for something new to reinvent, change the angle of view and bring fresh wind into the booming market of Micro-Living. Our goal is to inspire and to turn the right set-screws to meet our brand. Our architect Klaus Johann Kopp, an architectural psychologist, is well placed to give the future resident a unique feeling of living in the entire community as well as especially by 22 square meters. With us, tangible living culture results on 22 sqm.

Sorry, but what do you mean by living culture on 22 sqm?

H. Groz: Without too much to betray, the apartments will be more than just a furnished room with usual room layout. The brilliant spatial concept of our architect sets new standards in the subject of micro-living. By flowing into each other over space zones the inhabitant gets the feeling of width and size. In combination with the skillful use of materials, colors, light and state-of-the-art technology, working or relaxation conditions can be produced very specifically.

You spoke of a brand that you want to meet, what is the brand name?

P. Kerler: We have dealt intensively with the naming. In order to make us aware of the particularity of this project, it was important for us to find a project name that was as good as quality the Character of the structure. It should be a meaningful numerical game that hits the nerve of the times. After M35 (35 minutes to Munich) came many other variants, until we had the solution. Thus the VENTIDUE (Italian for twenty-two) was born. This name expresses everything we implement and mediate in the overall design.

H. Groz: VENTIDUE stands for Italian flair, sun, laughter, coziness and joy of life. The slogan will be: "VENTIDUE - living culture on 22 sqm". We are proud of our creation and are looking forward to the opening.

Speaking of opening, when does it start?

P. Kerler: We are expecting the construction permit this year, so we can start the 14-month construction period in March 2018. So we would be ready for summer 2019 with our south-west furnished apartments. The two single-legged buildings in L-form stand opposite each other. This gives a splendid courtyard and airy views. The outdoor facilities get a pleasant southern flair. From the first floor you can even see the Alps in good distance.

Will you hold or sell the apartments?

P. Kerler: Every variant is already more up-to-date than expected. We are already receiving inquiries from individual investors, banks and savings banks as well as from global investors. We have not really decided yet; our VENTIDUE could also be a pearl in our stock.
